A leaking VELUX window can leave you wondering whether the glass, the roof or the whole window needs replacing. Before paying for a replacement, it helps to establish where the moisture is appearing and when it starts.
This guide is for Dublin homeowners with water on the glass, a wet window frame or a stain around the opening. The first step is a useful record of the problem. A photograph cannot confirm the repair, but it can help us understand what needs checking.
Start by checking whether the water is on the room side of the glass, trapped between panes, or appearing around the frame during rain. These are different symptoms. If the window is safely reachable, check that it is closed normally without forcing the handle. Photograph the first wet area and note the weather. Keep exterior flashing and roof-access checks for a professional.
For VELUX window repairs in Dublin, send the symptom, your area and a few clear photographs. We can discuss the next step before you commit to work.

Is Your VELUX Window Leaking or Collecting Condensation?
Water on the inside of a window does not always come through the roof. Warm, moist room air can leave droplets when it meets cold glass. Cooking, showering and drying clothes indoors can all add moisture.
VELUX's Irish condensation guide explains this distinction and the importance of ventilation. If droplets appear on a cold morning, including when it has not rained, record that pattern. Check that existing ventilation is being used as intended and wipe accessible glass dry so you can see where fresh moisture forms.
A patch that grows during rain needs a different investigation. Compare these observations:
| What you notice | What to tell the person assessing it |
|---|---|
| Droplets you can wipe from the room side of the glass | Whether it happens in dry weather and after showers, cooking or overnight |
| Misting that appears trapped between glazing panes | That the mist cannot be wiped from the accessible glass surface |
| Fresh wetness at the frame or lining during rain | Which corner gets wet first and whether wind changes the pattern |
| A ceiling stain beside the roof window | Whether it is growing, dripping or staying dry between showers |
These observations narrow the enquiry. They do not prove the source. Our broader condensation versus roof-leak guide covers damp patches elsewhere in the home.
What Should Be Checked Around a Leaking Roof Window?
VELUX's own guidance for a window that appears to leak starts with closure, condensation and signs of exterior damage. That is a sensible order: establish the symptom before selecting a repair.
For a pitched-roof window, the assessment may need to consider the window itself, the flashing that joins it to the roof covering, and the surrounding tiles or slates. Flashing is the weathering detail around the window, rather than the glass inside it. Leaves and debris around that detail can obstruct drainage.
If the mark appears only in prolonged or windy rain, record that too. Water can reach the visible lining after travelling from another detail. Our guide to a roof that leaks only in heavy rain explains why the stain is not necessarily beside the entry point.
Do not climb out through a roof window, remove external covers or pour water over the roof to test it. A flat-roof rooflight also has a different construction from a pitched-roof window; tell us which type you have rather than assuming the same repair applies.

What to Send With Your Repair Enquiry
You do not need to identify the failed part before calling. A short, clear record is more useful than a guessed diagnosis.
- Take one wide photograph showing the whole window and surrounding ceiling, then a close-up of the first wet area.
- Say whether the symptom is dripping, surface droplets, misting between panes or a dry stain.
- Note when it starts: during rain, after rain, overnight or after the room has been humid.
- Include the window's model details if the data plate is safely visible from inside. Do not force the sash or reach outside to find it.
- Give your Dublin area and say whether the window is within normal reach or high above a stairwell.
For active water entering the room, tell us that when you call. If the ceiling is bulging or water is near electrical fittings, keep clear of the affected area and use the emergency roof-repair contact route.
Does a Leaking VELUX Window Need Replacing?
Replacement should follow an assessment of the fault and the condition of the surrounding window and roof. It should not be the automatic answer to a damp patch.
Our roof-window service covers repairs to flashing, seals, glazing and opening mechanisms, as well as replacement. Ask the quote to distinguish the part being repaired from any work to the roof covering or internal lining. If replacement is recommended, ask what makes a repair unsuitable and what the replacement price includes.
Access, the model, the extent of damage and any internal finishing all affect the job. A high window over a stairwell presents different access requirements from one within comfortable reach. Send those details with your roof-window quote request so the enquiry starts with the right scope.
