Professional Roof Repairs in Donabate

Donabate is a 30-minute drive from our Blanchardstown yard via the M50 and M1 to the Donabate exit — longer than our closer suburbs, but we plan for it. We arrive with the van loaded for the full job rather than treating it as a quick patch-and-return, and we keep ridge tile, code 4/5 lead, stainless fixings and felt on board so a same-day make-safe is realistic after a storm.

The original holiday-home dormer bungalows in Beaverstown, Turvey and Balcarrick were built with cement-mortar-bedded ridges that fail after 40+ years of peninsular wind. We strip the full ridge run, replace the bed in 3:1 sand-and-cement with a waterproof additive or switch to a mechanical dry-ridge system, and re-fix the verges in stainless. Patching one or two tiles at a time doesn't last past the next storm.

Yes. A lot of Donabate's 60s and 70s bungalows have been extended out with single-storey flat-roof sections, and the original three-layer felt is now well past its design life. We strip back to the deck, replace damaged boards, lay a new GRP or two-layer torch-on system, and re-lead the upstand against the original tile pitch. EPDM patches over a failed deck are a short-term answer at best.

Worse than people expect — the eastern side of the peninsula gets the full Irish Sea exposure, and galvanised nails on a coastal pitch can rust through in 8–12 years. On any coastal job in Donabate we re-fix in stainless A2 or A4, re-dress aprons in lead rather than zinc, and check the gable flashings for pinholes. It costs marginally more, but it doesn't fail in the next winter.
