What needed attention

This Clonsilla homeowner had rainwater leaks at the chimney, ridge caps and roof valley, as well as condensation in the attic. Holes and gaps around the chimney and worn mortar at the ridge caps needed attention. The valley — the channel where two roof slopes meet — was also leaking. Condensation was a separate concern: moisture was building up inside the attic, so the job needed both repairs to keep rain out and better airflow.

How we approached it

We repointed the ridge caps, renewing the mortar around the tiles that cover the joints where the roof slopes meet. We fitted dry verge covers along the roof edges to protect the exposed tile ends. We repaired the leaking areas around the chimney and valley, then applied Mariseal 250 liquid waterproofing to those details. We also installed roof vents to improve airflow in the attic and help reduce condensation. Each part of the work addressed a different issue, rather than relying on one surface repair to deal with everything.

The finished work

The completed work brought together renewed ridge mortar, protected roof edges and waterproofing around the chimney and valley. The new vents provide airflow to help moisture escape from the attic. This approach addressed both the reported rainwater entry points and the condensation concern while retaining the existing roof covering. The photographs show the repairs in progress and the finished details.
